Once the development concept and site plans have been completed and agreed upon by the Hospital, finances arranged, and the development agreement and property leases are signed off, Pacific Medical Buildings will conduct the following tasks to initiate construction of the medical office buildings:

  1. Provide architectural direction and oversight on the building design
  2. Apply for and obtain all necessary land use approvals
  3. Arrange for the leasing of office space to physicians
  4. Custom design all physician suites
  5. Obtain development debt and equity financing
  6. Prepare comprehensive construction documents
  7. Supervise general contractor during the construction phase of the project
  8. Obtain all required building permits

Once the project is brought to completion, Pacific will provide assistance to tenants with moving into offices and suites. Pacific Medical Buildings will remain the general partner of the ownership group and will provide property management services to the hospital.

Pacific generally specifies a steel structural system with relatively long spans to avoid interior columns that restrict the flexibility of suite planning. Sophisticated multi-zone heating, ventilating and air conditioning systems are used to permit individualized comfort control within the suites. Sound attenuating partitions, ceilings and doors are installed to ensure patient privacy and confidentiality. Because Pacific is typically the owner of the building, we emphasize building quality, durability, ease of maintenance and flexibility for medical hospital buildings.
